Senior Facilities Engineer

Department: Facilities
Location: Winston-Salem, NC

Position summary: The Senior Facilities Engineer will administrate the operation of, and perform maintenance on, electrical and mechanical equipment supporting the facility's critical operations including but not limited to refrigeration, water cooling and air conditioning equipment, heating, ventilating and hot water equipment, pumps, valves, piping and filters, other mechanical and industrial electrical equipment, work with vendors for preventative maintenance and/or repairs as required for said systems. Candidate will work with very minimal supervision and must have the confidence, knowledge, and ability to make decisions and function well under pressure.

Qualifications required:

  • Bachelor’s degree and or 15 years industrial maintenance & or construction experience
  • Must have universal and HVAC CFC Certification
  • Knowledge of data center HVAC & Electrical requirements
  • Construction Management Experience
  • Extensive knowledge of the inner workings of a building management system (BMS)
  • Must understand and be comfortable with medium voltage power plants
  • Working knowledge of Microsoft Office applications including Excel, Word, Outlook & Project
  • Strong attention to detail, ability to prioritize and see projects through to completion, maintaining and contributing to departmental budget
  • Exceptional verbal and written communication skills, professional demeanor, and the ability to work effectively with staff at all levels in the organization
  • Ability to work under pressure and handle conflicting priorities
  • Weekend work should be expected
  • MUST be accessible 24/7 and able to be respond in less than one hour in the event of emergency

Qualifications desired:

  • Liebert environmental air product certification a plus
  • Experience with building management system Allerton a plus
  • Previous facilities engineering or construction management experience preferred
  • UPS and Battery Maintenance preferred
  • General Generator Paralleling and Switch experience is a plus

Essential functions and responsibilities:

  • Monitor and review logs to secure proper operation of equipment
  • Responsible for reporting any problems or malfunction to Real Estate Management
  • Responsible for engineering performance metrics reporting to CREM Management & Compliance
  • Assist in maintaining effective building-specific maintenance procedures and policies
  • Recommend improvements for the preventive maintenance program on an ongoing basis
  • Coordinate maintenance efforts with outside contractors and maintenance work as needed including ensuring timely performance of maintenance contract work, overseeing the fulfillment of equipment warranty obligations by the installer and securing equipment manuals and drawings from the installers/contractors
  • Coordinate preventative maintenance of MEP systems in the data centers of assigned facilities with Information Technology and Operations personnel
  • Maintain documentation regarding operation and configuration of all critical MEP systems in the assigned facility
  • Maintain maintenance and test logs that document the performance of all facility MEP systems
  • Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and employee concerns
  • Monitor small construction and repair projects and various building maintenance duties
  • Assist facilities operations team with large office moves, moving furniture, fixtures, and office partitions, repairing locks, doors, hinges, furniture, and other miscellaneous items
  • Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and practice safe work habits
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials
  • Manage and coordinates compliance with local, state, and federal building codes and guidelines, MSDS, OSHA and other relevant and regulations
  • Demonstrate the proper use and care of tools and instruments necessary for the performance of this job
  • Recommend and estimate facility repairs and improvements for inclusion in the annual budget
  • Develops positive relationships with TCH employees and vendors
  • Ensures safety of work practices and procedures of all TCH employees and contractors
  • Maintain utility consumption and expense files
  • Work closely with management in creating, scheduling capital and operating budgets

Performance Standards: Scheduling, monitoring and tracking of maintenance and repairs for purposes of audit, complying with all measures, standards, regulations and directives, accessibility and response time to matters of extreme importance, knowing equipment and inspecting on a regular basis, awareness of safety procedures, practices and storage and disposal of hazardous materials, knowledge and ability to perform repairs as appropriate keeping within maintenance, repair.

Physical demands and work environment: Work is generally sedentary in nature but may require standing and walking. The working environment is generally favorable. Lighting and temperature are adequate, and there are no hazardous or unpleasant conditions caused by noise, dust, etc. Work is generally performed within an office environment, with standard office equipment available. Travel may be required. Candidates must be located a commutable distance to Winston-Salem, NC to be onsite five days per week.
